Warehouse
This was a 25,000 square foot tilt up building we recently inspected. It was in excellent condition but like many tilt-ups there were rust spots on the exterior. This is a sign of the rebar starting to expose to the surface. This could eventually cause issues if left unattended.
Office Buildings
Not all commercial buildings look like commercial buildings. This was a gem of an old building. Under the siding was a post and beam constructed cabin turned into this office space.
Manufacturing
This building used tube heaters located in the roof structure. This is a very effective form of heating. The only way to test them is with thermal imaging.
Industrial
Most of the team helped with this 300,000 square foot 1800's built once ice cream factory turned into a tool warehouse.

This is an older building that was skinned with modern steel siding. Note the original parapet and clay coping.

This was a great building but constructed with split block. Split block can have issues when it is not maintained. Minor repairable issues were found.

TPO/PVC Roof
The TPO/PVC roof can be one of the best types of roofs installed on a building. In the midwest these can last for 35+ years.
Exterior Masonry
The exterior masonry requires periodic attention. When it is ignored structural repairs may be necessary.
Failed Truss
Many old roof trusses have failures that are hard to find. This one is cracked where the nails have been placed on the bottom cord.
Sky Lights
Older skylights are an excellent source of leakage. These can have cracks at the plastic or poor sealant at the flange.
Roof drains
Keeping roof drains clear of debris will help keep ponding off the roof.
